Summerlin is the master-planned community that stretches along the western rim of the Las Vegas Valley, beneath the Spring Mountains and Red Rock Canyon National Conservation Area. Developed by Howard Hughes on land Howard Hughes Jr. acquired decades earlier, Summerlin welcomed its first residents in 1991 and has grown into one of the most recognized master-planned communities in the country, ranking first nationally for new home sales among master-planned communities from 1997 to 2003, according to real estate consultant RCLCO.
Summerlin covers about 22,500 acres and, according to its developer, is now home to more than 130,000 residents. For luxury buyers, it offers an unusually wide set of choices: guard-gated golf villages, custom homesite enclaves, newer modern communities, and established neighborhoods with mature trees, all within a short drive of Downtown Summerlin.
Summerlin sits on the west side of the valley. Summerlin Parkway, completed in 1990, connects the community to US 95, and an eight-mile stretch of the 215 Beltway runs through Summerlin, linking it to the airport and Henderson. Red Rock Canyon is protected in part by land exchanges between the developer and the Bureau of Land Management, which is why so many Summerlin neighborhoods enjoy open desert and mountain views to the west.
Parks and trails are a Summerlin hallmark. The developer reports more than 300 parks, and every neighborhood is required to have its own pocket park. The trail network exceeds 150 miles and earned Summerlin the inaugural American Trails Developer Award. Summerlin also has ten golf courses, including TPC Summerlin, which opened in 1991 as the community's first course.
Downtown Summerlin, which opened on October 9, 2014, anchors dining, shopping, and entertainment, alongside Red Rock Casino Resort and Spa, City National Arena, the practice home of the Vegas Golden Knights, and Las Vegas Ballpark, home of the Las Vegas Aviators. Our Downtown Summerlin guide and our guide to living in Summerlin cover daily life in more detail.
Summerlin's housing ranges from apartments and townhomes to estates on custom homesites, so a single average says little about the luxury market. For context, Las Vegas REALTORS reported a valley-wide median price of $470,000 for existing single-family homes in September 2026. Summerlin's guard-gated luxury communities trade far above that. The Las Vegas Sotheby's International Realty Q3 2026 market updates, based on Greater Las Vegas Association of REALTORS data, reported these third-quarter 2026 medians:
At the very top of the market, the Las Vegas Review-Journal reported a $35 million sale in The Summit Club in May 2024, which it described as an all-time Las Vegas record. For current numbers in a specific community, request our luxury market report.
Summerlin is organized into villages, each with its own parks and character. Luxury buyers most often focus on these communities:
If you are deciding between the west and southeast sides of the valley, our comparison of Henderson vs. Summerlin and our Henderson guide can help, and our guard-gated communities guide covers gated options across the valley.
Summerlin's developer reports that the community is home to 14 public schools, 2 charter schools, and 10 private schools. Public schools are part of the Clark County School District, and private options include The Meadows School and Bishop Gorman High School. School boundaries change, so confirm the zoned schools for any address directly with CCSD.
The Gorton Group is a Henderson-based luxury team led by Michael Gorton, with longtime agent Eric Gorton, working with Simply Vegas from our office at 1780 W Horizon Ridge Pkwy in Henderson. We spend our days inside the guard-gated, golf, and view communities buyers ask about most, so we know which streets carry the views, which lots back to open desert, how HOA and club costs differ, and how to read a pricing history that the portals flatten into a single number.
For buyers, that means a short list built around how you actually live and honest advice on the trade-offs of each home. For sellers, it means pricing grounded in real comparable sales, careful presentation, and marketing aimed at the buyers most likely to pay for what makes your home different.
