By The Gorton Group | Henderson luxury real estate
There are luxury communities in the Las Vegas Valley, and then there is Ascaya. Carved into the McCullough Range above Henderson, it is the rare address where the architecture, the elevation and the view are all part of the same idea. We spend a great deal of time inside these gates with our clients, and this guide is the briefing we wish every buyer had before their first tour: what Ascaya is, what you can buy, what it costs today, and the questions worth asking before you commit.
What Is Ascaya?
Ascaya is a private, guard-gated residential community spanning 664 acres in the McCullough Mountain Range of Henderson, Nevada, at elevations reaching 3,200 feet. The community was planned for 313 homesites, terraced into the mountainside and bordered by the protected Sloan Canyon National Conservation Area. The developer describes its design language as desert modern: homes guided by the contours of the land and positioned to capture views from the surrounding peaks to the Las Vegas Strip.
The project has a story worth knowing. Its infrastructure was built during the last boom, sales were halted in 2009, and the community reopened for sales in 2014. Today it is thriving. According to the development team, as reported by the Las Vegas Review-Journal in April 2026, Ascaya has 92 completed homes, 31 under construction and 32 in architectural review. That means real neighbors and real comparable sales.

Where Ascaya Sits, and Why the Location Matters
Ascaya's address is One Ascaya Boulevard, Henderson, NV 89012, off Horizon Ridge Parkway east of Green Valley Parkway. By the developer's estimates, the gates are about 20 minutes from the Las Vegas Strip, 15 minutes from Harry Reid International Airport and less than 10 minutes from The District at Green Valley Ranch.
That balance is the point. You live on a mountain, roughly 1,000 feet above the valley floor, yet daily life in Henderson remains close at hand.
Views: The Strip Is the Ocean
Every homesite at Ascaya is oriented toward one or more of three outlooks: the Las Vegas Strip, the surrounding mountain peaks, or the Sloan Canyon National Conservation Area. In a 2018 press interview, a listing agent for the community put it memorably: "The Strip is our ocean." At night, that ocean glitters.
A note of discipline, though. Ascaya's own materials state that views are not guaranteed and may change. When we evaluate a lot with a client, we stand on the pad, study what could be built below it, and read the recorded covenants and design guidelines for height and setback rules.
Three Ways to Own at Ascaya
What separates Ascaya from Henderson's other luxury enclaves is choice. The developer currently offers three distinct paths, and the right one depends on your timeline, your appetite for a custom build and how you intend to use the home.
1. Estate and Cloud Rock Homesites (Build Your Own)
For buyers who want a one-of-one residence, Ascaya sells homesites in two collections:
- Estate Homesite Collection: roughly half an acre to over two acres, priced from $1 million.
- Cloud Rock Collection: 58 homesites at the community's highest elevations on the uppermost ridgelines, described by the developer as 1.6 to 3.43 acres and priced from $2 million to $8 million, with 360-degree views across the valley and Sloan Canyon.
On October 18, 2026, Ascaya's homesites page listed ten available homesites, from $1,599,000 (1 Sky Arc Court, 0.70 acres) to $5,180,000 (10 Soaring Rock Court, 2.32 acres, 32,713 square feet of buildable area).
Two policies make Ascaya unusually buyer-friendly. First, there is no deadline to build and no resale penalty, so you can secure a lot today and build when the timing is right. Second, homesite owners have full access to the amenities from day one, including during design and construction. The developer estimates a typical custom build at 18 to 24 months from the start of construction to move-in, with design time varying by project. Every custom home is reviewed by the Ascaya Architectural Review Committee.
One insight from our work on the hillside: acreage is not the number that matters most. Buildable area is. A larger lot on a steep slope can offer a smaller building pad than a compact, flatter one. Always compare buildable square footage side by side.
2. The Canyon Residences by Blue Heron (Lock and Leave)
The Canyon Residences are 51 single-level Vegas Modern homes designed and built by Blue Heron and sited across seven elevated terraces. These three- and four-bedroom residences range from 3,391 to 4,859 square feet, are priced from $2.9 million, and include dedicated amenities (five pools and two wellness parks) plus full access to the wider Ascaya club. For second-home owners and frequent travelers, this is the most effortless way into the community.
3. Desert Design Study Homes (Move-In Ready Architecture)
The Desert Design Study Homes are finished, architect-designed residences sold move-in ready and marketed from $11.6 million. For buyers who want a completed statement home without a two-year build, this is the developer's top-tier offering.
Beyond the developer's inventory, Ascaya also has an active resale market of custom estates and homesites, which is where our team does much of its work.

The Ascaya Clubhouse and Amenities
The social heart of the community is the 23,000-square-foot Clubhouse, designed by Swaback Partners and outfitted by RH. Inside are private dining, a bar lounge, a fitness center, a movement studio and versatile event spaces, all with views of the Strip below. The full amenity program includes:
- A 50-meter zero-edge pool with Olympic-sized lap lanes and private cabanas
- A tennis and pickleball pavilion
- A two-acre Family Park with a dog park
- More than two miles of private, maintained trails
- A resident lifestyle calendar of wine dinners, holiday celebrations and educational programming
Exclusivity is real here. Ascaya states that its amenities are reserved for residents, with no resort guests, outside memberships or public access. Security includes a 24-hour guard-gated entry and roving patrols.
No Golf, by Design
Ascaya has no golf course, and for many of our clients that is a feature. There is no separate club initiation to budget, and the mountain itself is the centerpiece. If golf is essential, neighboring MacDonald Highlands offers the private DragonRidge Country Club, with membership separate from home ownership.

The Ascaya Market in 2026: What the Numbers Say
Ascaya is a thin, high-value market, and how you slice the data changes the headline. Here is what public sources report, along with how we read it.
Record Sales
- Homesites: In March 2026, four adjacent Cloud Rock homesites totaling about 19.2 acres (roughly 7.6 buildable acres) sold to a single buyer for $38.75 million, which the developers called the largest homesite purchase ever recorded in the Las Vegas area.
- Homes: 3 Heavens Edge Court closed at $17.25 million in August 2026, the top Ascaya home sale reported in the past year.
Recent Pricing Snapshot
- Q2 2026 (Las Vegas Sotheby's International Realty market update): six closed sales at a $7.6 million median, with 71 average days on market and 19 homes in inventory.
- Trailing 12 months to October 16, 2026 (luxury.vegas market report): nine homes sold at a $9.85 million median sale price, with 17 active listings at the time of the report.
The figures differ because each source defines the sample differently, especially whether The Canyon Residences are counted alongside custom estates. Our advice is to price a specific property against its closest true comparables, not the community median. That is exactly the analysis we build for clients.
Our Take
Two patterns stand out. At the top, a handful of eight-figure closings has established recent comparables for large custom estates. At the entry point, Estate homesites remain priced from $1 million, close to where half-acre lots started when sales reopened in 2014, according to the Review-Journal. Finite ridgeline inventory and strict design control are the structural case for Ascaya. A narrow buyer pool at the very top is the risk to price in.

What to Ask Before You Buy at Ascaya
After years of touring this hillside, these are the questions we put in writing for every client:
- Association dues and frequency. Ascaya does not publish its assessment publicly. Obtain the association's statement for the specific property, including any Canyon Residences sub-association charge.
- Buildable area, survey and elevation. Compare pads, not acreage.
- Design guidelines and review fees. Request the current Architectural Review Committee guidelines, fees and submittal sequence before going under contract.
- View protection. Read the recorded declaration for height and setback rules affecting your lot and the lots below.
- Builder bids. Secure a written, line-item bid from a licensed builder with hillside experience before your lot contract goes firm.
- Property taxes. Have the Clark County Assessor record pulled, since Nevada taxes are based on assessed value, not purchase price.
