There is a moment, driving west on Flamingo Road past the 215 Beltway, when the city falls away behind you and the sandstone of Red Rock Canyon fills the windshield. Just before the desert takes over, a guard gate marks the entrance to The Ridges. Inside are some of the most admired custom homes in Southern Nevada, a private residents' club, a celebrated golf property in the middle of an ambitious rebirth, and evening views that stretch from the canyon walls to the glow of the Strip.
At The Gorton Group, we spend a great deal of time inside these gates with buyers and sellers, and we love sharing this community. This page is our complete introduction to The Ridges: where it is, how it came to be, how daily life feels, what the homes look like, what they cost, and the questions we help our clients answer before they make a move.
The Ridges is a 793-acre, guard-gated luxury village within Summerlin, the 22,500-acre master-planned community developed by Howard Hughes Holdings. It sits at the far western boundary of the master plan, on the rocky ridgeline that gives the village its name, and it was conceived from the start as an enclave of custom and semi-custom homes.
What sets The Ridges apart is the combination of setting and substance. The setting is elevated, quiet and framed by protected desert. The substance is a community of real neighbors: by 2020, Summerlin reported nearly 1,000 completed homes in the village, with the majority serving as primary residences. That year-round, lived-in character is something buyers notice on their very first visit. Streets feel cared for, the club is busy in the morning, and neighbors know one another.
At a glance
The story of The Ridges begins with Summerlin itself, one of the most recognized master-planned communities in the country. As the master plan pushed west toward Red Rock Canyon, its planners set aside the dramatic ridgeline at its outer edge for something special. The Ridges was conceived in 2000 as an exclusive village of custom and semi-custom homes, laid out across the terrain rather than flattened into it.
Golf arrived almost immediately. Bear's Best Las Vegas opened in 2001 as the village centerpiece, a Jack Nicklaus course that recreated some of his favorite holes from courses across the country. Club Ridges followed in 2007, giving residents a private place to swim, train and play tennis.
National recognition came early. Summerlin notes that Forbes.com named The Ridges the third most exclusive gated community in America in 2003, only a few years after the first homes went up. The first custom neighborhood, Promontory Ridge, claimed some of the highest ground in the village. Over the next two decades, additional custom and production neighborhoods filled in the hillsides, and in 2019 Howard Hughes announced Talon Ridge as the ninth and final custom home neighborhood.
In 2020, Club Ridges was reimagined with a redesigned lobby, new flooring, lighting and finishes, upgraded group exercise and Pilates rooms, refreshed locker rooms and new pool deck furniture. Then, in 2025, the golf course began its next chapter, which we cover in detail below. The result is a community that is mature and established, yet still evolving in ways that excite the people who live there.
The Ridges sits off Flamingo Road at Town Center Drive, just west of the 215 Beltway. That address puts residents minutes from Downtown Summerlin's shopping, dining and entertainment, and Summerlin describes the Strip as a short 20-minute drive. It is a rare balance: a hillside retreat with desert on one side and one of the most energetic cities in the world on the other.
Summerlin points to the elevated position as a defining advantage of the village. Residents enjoy consistently cooler temperatures than the valley floor, commanding views across the entire Las Vegas Valley, and a protected ridgeline that shields the community from future development. Lighting is kept deliberately low. A Las Vegas Review-Journal profile of the village noted there are no streetlights, only low-energy path lights, so the night sky stays remarkably clear for a major metro area. On a summer evening, you can watch the Strip light up from a terrace while the stars come out above the canyon.
To the west lies Red Rock Canyon National Conservation Area, Nevada's first National Conservation Area. Its scenic drive, hiking trails, wildlife and striking geology are a short drive from the gate. For many of our clients, this is the deciding factor. Morning hikes, sunrise bike rides and weekend picnics become part of the rhythm of the week rather than a special trip.
Closer to home, residents enjoy landscaped walking paths inside The Ridges and easy access to Summerlin's network of more than 150 miles of trails, which connect the village to parks and neighborhoods across the master plan.
Club Ridges is the residents' private health, fitness, tennis and swim facility, reserved for Ridges homeowners and their guests. It is the social heart of the village, the place where morning workouts turn into coffee with neighbors and summer afternoons drift by the pool.
Highlights include:
The 2020 renovation brought a fresh, contemporary feel to the clubhouse, and it remains one of the amenities residents mention most when they describe why they love living here.
The HOA organizes community events throughout the year, and the walking trails within the gates give residents an easy way to stay active and meet neighbors. Because most homes are primary residences, the calendar has a genuine neighborhood feel, with familiar faces at events and on the trails.
Downtown Summerlin is minutes away, bringing open-air shopping, restaurants, entertainment and everyday conveniences close to home. Beyond Downtown Summerlin, the master plan offers parks, trails and community facilities, while the 215 Beltway connects The Ridges to the rest of the valley, including the Strip and the airport.
For more than two decades, the centerpiece of The Ridges was Bear's Best Las Vegas. Opened in 2001, the Jack Nicklaus course brought together recreations of some of his favorite holes from courses across the country, and it wound through the heart of the village, giving many homes fairway frontage and long green view corridors.
That chapter has closed, and a new one is underway. According to the Las Vegas Review-Journal, the course, which covers more than 200 acres just west of the 215 Beltway, was sold to Mulligan Holdings for $30.5 million in 2025, and the owners told members that public tee times would end in June 2025.
The new owners are transforming the property into Amara Golf & Social Club, a private club. In a 2025 interview with the Review-Journal, they said they planned to invest $300 million, were working with Jackson Kahn Design on the course, and expected to add 15 boutique villas scheduled for completion in December 2027. They also shared a hope to reopen as a private club in October 2026. As of this writing, Amara's website says only that the experience is "coming soon," and the club has not published membership terms.
For buyers, the transformation matters in two important ways. First, golf-frontage homes in The Ridges will soon sit on a private club course rather than a public one, which changes the experience of living along the fairways. Second, an investment of this scale signals a long-term commitment to the land at the heart of the village. Club membership will be its own decision, separate from buying a home, and we recommend asking for written membership terms once they are released. The Gorton Group follows Amara's progress closely, and we share official details with our clients as soon as they become available.
The Ridges is a collection of distinct neighborhoods rather than a single subdivision, each with its own character, lot sizes and views. When the Review-Journal profiled the village in 2015, it counted seven custom home neighborhoods and four high-end production neighborhoods, and Talon Ridge has since been announced as the ninth and final custom neighborhood. A few names come up often in our conversations with clients:
The first custom neighborhood in The Ridges, Promontory Ridge offers lots approaching an acre at some of the highest elevations in the village. Its panoramic outlooks run from Red Rock Canyon to the Strip, and it is home to some of the most dramatic estates in Summerlin.
Azure is a premier custom enclave and the address behind several of the community's largest recent sales, including homes set along the golf course. Summerlin has described Azure homesites as ranging from a quarter acre to more than an acre.
Indigo is a custom neighborhood with homesites that Summerlin described as ranging from a quarter acre to more than an acre, offering a range of lot shapes and view orientations for custom builders and their clients.
Along the southeast edge of the village, Talon Ridge was announced in 2019 as the ninth and final custom home neighborhood in The Ridges, with 17 homesites of a quarter to a third of an acre.
Alongside the custom enclaves, The Ridges includes high-end production neighborhoods built by luxury builders. These homes offer the same gated setting, club access and Red Rock backdrop at a range of sizes, and they are often a wonderful entry point into the village. Because neighborhood names, sub-gates and builder histories vary, we walk each client through the specific options that fit their wish list.
The architectural signature of The Ridges is desert contemporary. A Howard Hughes design review board guides every custom home, favoring horizontal, sloped and curved lines that follow the terrain, along with desert-appropriate colors and materials. The goal is a village that feels like it grew out of the ridgeline rather than being placed on top of it.
Within those guidelines, the variety is remarkable. You will find homes with Frank Lloyd Wright inspired forms, warm stone and timber estates, and ultramodern designs of glass and steel. The Review-Journal's 2015 profile noted that many owners favor infinity-edge pools that seem to flow toward the open desert, and that palm trees, olive trees and common Bermuda grass were among the few prohibited plants, which helps keep the landscape cohesive and water-conscious.
Features we commonly see in homes throughout The Ridges include:
Because every remodel and new build goes through design review, buyers who plan to renovate or build should request the design guidelines and CC&Rs early in the process. We help clients do exactly that.
The Ridges has produced some of the most notable sales in the Las Vegas Valley, and its market spans a wide range, from production homes to trophy estates. Here is a snapshot of what public data shows:
Because The Ridges spans so many home types, a village-wide average rarely tells the whole story. We price and evaluate each property on its specific neighborhood, lot size and slope, view corridor, golf or desert orientation, architecture, age and build quality. Longer market times this year can also mean real negotiating room for well-prepared buyers, and careful positioning matters more than ever for sellers.

The Ridges is governed by a community association, and individual neighborhoods within the village may carry their own sub-association. Association dues, Club Ridges arrangements and any assessments are not published in one place and can vary by neighborhood, so we request the current figures for every specific property our clients consider. We also recommend reviewing the CC&Rs and design guidelines before you buy, especially if you plan to remodel, add a pool or change landscaping.
Summerlin is served by the Clark County School District, along with a range of private and charter options across the master plan. School assignments are tied to each specific address and can change, so we always recommend confirming zoning directly with the Clark County School District and visiting any private schools you are considering. We are happy to help you build a short list and plan visits around your home tours.

Selling in The Ridges calls for more than a list price. With a limited number of sales each quarter and a wide range of home types, success comes down to precise pricing, beautiful presentation and reaching the right buyers, both locally and nationally. The Gorton Group brings professional photography and video, thoughtful staging guidance, targeted marketing and hands-on negotiation to every listing. Homes we have represented in The Ridges have shown us how much the details matter: the right twilight photography, a clear story about the view, and a buyer experience that starts at the gate.
